Alternatively, you may only need a reduced scope of services if you have had design work carried out in the past. Either way, we will explain the steps you need to progress your project in the best way.
Our Stages.
Stage 0
Early Advice & Pre-Application Guidance
We prepare site plans and sketches and seek early feedback from local authorities to help inform and guide the design from the outset.
stage 1
Survey & Existing Drawings
A measured survey of your property to capture accurate plans and elevations. This forms the foundation of your project.
stage 2
First Design Ideas
We prepare initial design options to bring your vision to life. It gives an early sense of what’s possible and starts key conversations about costs, layout, and overall goals.
Stage 4
Refining & Cost Planning
We work through builder queries, liaise with engineers, and fine-tune the design with unlimited minor revisions.
stage 5
Applying for Planning Approval
Preparation and submission of location and block plans, mandatory statements plus minor updates required by the planning authority.
stage 6
Technical Design & Approval
Comprehensive Building Regulations drawings and specifications, coordination with engineers, and submission to Building Control.
Duties under the Building Safety Act 2022, up to Full Plans Building Regulations approval.
stage 7
Client Aftercare & Site Support
Ongoing support during construction, including unlimited query responses, and liaison with Building Control.

What is a live Design Meeting?
At the heart of our process is the Live Design Meeting is a collaborative, design session that puts you at the centre of the process.
Whether held in your home, online, or at our office, this session allows us to explore your ideas in real time using 2D and 3D CAD.
Instead of waiting days or weeks for revised drawings, design options are tested live as you watch.
You can see what works, question what doesn’t, and make informed decisions with confidence.
